Wholesaling

What is wholesaling? The act of finding a property and put it under contract, then you sell the rights of the contract to another investor for a profit and they close on the property.

3k-10k is the average Profit.

In real estate wholesaling, the wholesaler acts as a potential buyer and puts a contract on a home with a seller, then finds an interested party to buy it. 

The new buyer is typically another investor that plans on rehabbing the distressed property. 

The wholesaler then sells the contract of the home to the new buyer/investor at a higher price than with the seller and keeps the difference as profit.

Struggling Students: Bricks Piling Up (on our shoulders)
How We Took a pair of students that had been struggling for two years and catapulted them forward in just a few hours! 

Tony called me one evening and asked me for a favor, he knew these two investors that had been working really hard at this real estate business. One of them had been doing it full time for the last 7 months but had not completed one deal yet.

When I called them, they told me they submitted over a hundred offers, and had very poor responses from realtors. The offers they were making were low. They had one or two offers accepted but they did not work out and they had to back out of the deal.

I could hear the stress and a hint of desperation in their voices. Their backs were against the wall because the credit card debts was piling up. 

Something had to happen and happen quickly!

I scheduled the first official coaching call as soon as our schedules allowed. The first thing I noticed was they were all over the place and in lots of different markets. 

They needed a decisive game plan. We dove in together and I started teaching them about market research and how to find the market saturation in each market. 

Some of the markets had high demand and low inventory and some had much better opportunities. I helped guide them to markets that were as competitive and would deliver better numbers for fix and flip properties. 

They could see the data in front of their eyes and this gave them hope. I could hear it in their voices. 

Without direction, they were working very hard, but not producing results. It is like driving faster and faster in a car but not in the right direction. Being busy does not mean you will get results.

They had step one dialed in. Now we could focus on what they needed next. 

We scheduled the next call and they told me they "felt like they had a ton of bricks lifted off of their shoulders".

The next call we started dissecting their deals.  They were off course on ARV, so I helped bring them back on track. ARV is key. There is a time to be aggressive and a time to be conservative and you absolutely must know this or you will get eaten alive.

This was the biggest game changer for them. 

[Knowing ARV with confidence allows you to run all your rehab numbers, closing details, and carrying costs off of accurate ARV.  And accurate ARV is everything!]

They needed to be competitive and this one thing allowed them to be more competitive in their markets.  Now they are submitting Highly Competitive Offers and this has instilled more confidence in them.  

[The realtors loved this too. Realtors only make money when you buy or sell a property.]

Some of the realtors were not getting back to them, so I shared my personal script and rebuttals to help them get better responses. We did a conference call with a new realtor so they could hear me and the dialogue firsthand. 

[It's one thing to teach it and a completely different thing to lead the way.]

HMLs: 
They had trouble getting a proof of funds (POF) letter and finding a good hard money lender (HML) that would lend a decent amount of money. 

I showed them how to get a POF in minutes and lined them up with 10 solid HMLs.

They are now refocused, reenergized, and fully Engaged!

Student Case Study 2: From Fighter Pilot to Real Estate Investor
Landon and Bailey:

I flew out to Savannah, GA to meet Landon and Bailey. 

They asked to have the training in their home office; they were all set up and had plenty of room.  

I noticed first that they were driven. 

They were a young couple, new to real estate except for purchasing their own house. 

Landon is a helicopter special forces pilot in the Army and Bailey is a science teacher. 

I loved that they emailed me and asked for homework or things they could do to prepare for their one on one training.

They each had a good head on their shoulders, but would set aside ego and become mental sponges for the next three days. 

They were quick to volunteer to call Realtors, hard money lenders, and general contractors once it was time to build their power team.

“I love that you created a checklist for each step that you’re teaching us”, Landon interjected with a big smile across his face.

“Being a helicopter pilot, I have a checklist that I do before each and every flight. This keeps us safe before we take off and I can see that the checklist that you are sharing with us is meant to do the same thing”, Landon added.

“You’re exactly right. Forgetting a step may not seem like a big deal now, but it can lead to a financial disaster when investors deviate from the system”, I replied as a warning.

I loved seeing Landon and Bailey’s faces light up, as more and more pieces of the puzzle came together and we were able to build upon each day. 

Learning what to do and then doing it side by side, I led on the first call and then integrated them more and more on each call thereafter. 

[In a remote setting, we do this through video meetings or over the phone, which is just as effective.]

They did great and when they stumbled on a section or a tough response came back, I stepped in and turned the call back around and got the Realtor, Hard Money Lender, or General Contractor back on track to work with them. 

Everyone was happy with the immediate results! These were live calls, not practice runs. 

I was just as proud as they were when I got the news a few days after their training that their first offer was accepted.

As their coach, I could not help but prompt them to follow the next checklist even though they did NOT need it. 

It made me think of being a protective parent. 
We want the best for our kids and struggle to not give them advice even when they are all grown up and know what they need to do.

It was exciting for them to have the offer accepted, and became even more exciting when it became the first house they purchased for a flip!

After flipping that property, their next deal was an out of state wholesale deal; they made $10,000.

These two remind you to remember your WHY.

They were starting to grow their young family, and with his month-long deployments, he wanted more time to be home and see his kids grow up.

The Contractors
Marc and Julie have 30 years experience as contractors flipping houses for other people.  

But, they didn't know or understand all the components of being a Real Estate Investor.

Now, they have the tools they need and are doing it themselves.

Student Case Study #3:

Marc and Julie live in a very competitive market in southern California. 

Marc has been a General Contractor (GC) for 30 years and has done 100’s of flips for others and now, he and his wife Julie, want to be on the other side of this.

They wanted to make larger profits as real estate investors.

When I flew out to train them one-on-one, I asked them what obstacles they have run into. 

“Finding realtors to send us properties and finding deals with enough margins!” Marc said in frustration.

 “I will help with both of these during this training and we will make strong solid offers. I promise you that” I replied.

And that is exactly what we did

I broke down each day what we would do to find the best markets and how to build their teams in ANY market with confidence

They loved this!!

After helping them find the right markets for their needs, I showed them some great techniques that work in today’s market to find hungry, teachable, and investor friendly realtors. 

This, in turn, would lead them in finding great deals.

I have heard too many “gurus” teach things that may sound great but any investor that is in the trenches will poke holes in their “proven” methods all day long. 

My students want to know what works and what doesn’t, and how we can do the steps together, hand in hand to get the WIN.

Many times when I am coaching, I refer to the students and myself as “us”, and not because I am doing the deals with them and they have to split the profits with me. 

I say “us” because we are a team and I treat students like they are my business partners or like family. This is a big key to my success. They trust me and I trust them.

Back to Marc and Julie.  After we found 6-10 realtors in each of their three markets, we covered the scripts on what to say and what not to say. [It is important that you instill confidence in your realtors and each power team member through the way you speak to them.]  

I reinforced every phone call you make, you either build credibility or lose credibility. This is a KEY principal

I showed them our system to keep track of all of their team members. There are a lot of moving pieces and they will waste a ton of time if they are not organized.

The best time to create these habits is when you start. I see too many investors waste time, which leads to a couple of negative things:

  1. It doesn’t make your team feel confident in your leadership when you can’t find or miss items.
  2. I have seen investors miss deals and overlook key details that cost them money because they were not organized. 

When calling realtors I tell all my students that I hope we get some “tough” calls. 

I hope realtors ask about exclusivity agreements, or how many deals you've done, or if you are working with other agents.  

This way I can help navigate through the hard questions and they can hear what I say and how I say. 

Coaching remotely, we will accomplish the same experience on calls together or using video LIVE. 

Students ALWAYS love this and are elated that I was there demonstrate how to avoid the pitfalls that they would have fallen into.

I always start by calling the first realtor. I have my student pick which one they want me to call and we work our way down the list calling as many as we can. 

Back to our story: we call a new realtor that none of us had spoken with- one we  found on day one online using the techniques that I had taught.

They picked a realtor in an out-of-state market.

The room was quiet except for the cell phone ringing on the speaker phone. You can hear them swallow as their mouths were dry and their heart rate picked up. The realtor answered….and I spoke:

“Hello Suzie, my name is Jeremy and I am looking to buy a house. I was wondering if you could help me?”

“Absolutely!” Suzie replied enthusiastically.

“Where are you looking to buy?” She inquired.

“By the way, I have you on speaker phone with my two partners, Mark and Julie.” I paused so they can all say hi to each other. “We are real estate investors and we are looking for properties that we can buy, fix, and resale.” I informed her.

“You asked which area we are looking to buy. As long as it is not a high crime area, we are not as concerned about the area as long as it has a good spread AND good comps to support it.”

“Great! I can definitely help you with this.” Suzie responded.

I continued to provide the realtor the criteria we would need, fielded her questions, then requested her email address so we could email her our criteria.

I asked her “When should we expect the properties?”

“I can have 2-3 for you by this evening” she responded with hope.

“Perfect. We look forward to receiving those properties and if you could please send remodeled comps with them? We will not know if they have a good spread unless we have great comps.  And as you know, we will need to act fast in this competitive market.”

“Absolutely, I will be glad to” she said with a smile in her voice.

Mark and Julie were on their way. We had those properties and many more coming to their email inbox on day one. 

Day two and day three we made offers and called general contractors and hard money lenders together. 

One of the offers that we made together during their one-on-one training was accepted,  closed, and is in the middle of rehab right now!! 

They closed on their first deal with none of their own money. 

I helped them line up a hard money lender and cash partner to fund the deal and reimburse them their earnest money deposit.

They are off and running full speed ahead.
